Givat HaIrusim — Iris Hill: A Village Within a City, Beside the Iris Nature Reserve

A quiet green neighborhood in southern Netanya with private villas, garden apartments, and Poleg Beach within walking distance

About the Neighborhood

Givat HaIrusim (גבעת האירוסים — translating to "Iris Hill") is an intimate, exceptionally quiet, and green residential neighborhood in the southern part of Netanya, established in the early 1990s. Its poetic name comes from the unique state-protected Iris Nature Reserve that borders the neighborhood to the west.

The area is affectionately called "a village within a city" — there is virtually no through-traffic, the streets are lined with lush gardens, and most of the buildings are charming three-story structures with red-tiled roofs, alongside spacious private villas.

Property Formats & Long-Term Capital Appreciation

The housing stock in Givat HaIrusim is geared toward comfortable family living and offers property types that are rare on the Israeli coast.

Private villas and luxury detached houses: concentrated primarily on the prestigious HaRotem Street, offering generous plot sizes, private landscaped gardens, and complete privacy.

Garden apartments (Dirot Gan) and rooftop penthouses (Dirot Gag): in the three-story buildings, ground-floor apartments with private courtyard access and upper-floor apartments with large sun terraces are extremely sought after.

Protected sea views and high liquidity: the nature reserve to the west physically prevents any high-rise construction, making this neighborhood's real estate a timeless asset with steady, long-term value appreciation.
